You do not have to evict first

The usual advice is to get the property vacant before listing, because most retail buyers want to move in. That means serving notice, waiting out the lease, possibly going through an eviction, and carrying the property through a vacancy. Months of hassle before you can even start marketing it.

We buy occupied. A lease in Florida survives a sale, so we simply take over as landlord on the existing terms. Nothing has to change for the tenant, and nothing has to be resolved by you before closing.

The situations that make landlords want out

Rent that stopped arriving months ago. A tenant who will not allow access. Damage that exceeds the deposit several times over. An eviction already filed and crawling through the court. A property inherited with a tenant already in place and no paperwork to be found.

Those are the ones where a traditional sale is close to impossible, because a financed buyer cannot get in for an appraisal or inspection. We can work from limited access, and we have bought properties where we never saw the inside before closing.

Tired of being a landlord

Often there is nothing wrong at all. The property is fine, the tenant is fine, and the owner has simply reached the point where the returns no longer justify the calls, the repairs, the insurance increases and the time.

That is a perfectly good reason to sell and it does not require a problem to justify it. If you own several, we will look at the portfolio as a whole.

Common questions

Rentals and tenants, answered.

Do I need to tell the tenant before I sell?
You do not need their permission to sell, though notice obligations in the lease still apply and keeping them informed usually makes everything smoother. The lease transfers with the property, so for a tenant paying rent nothing really changes.
What if the tenant has not paid in months?
We still buy. Unpaid rent is factored into the price, and we take on the situation after closing, including an eviction already in progress if there is one. Arrears owed to you before closing remain yours to pursue.
Can you buy if you cannot get inside?
Often yes. Where a tenant will not allow access we work from what we can see from the exterior, the age and type of construction, and what you can tell us. We price conservatively in those cases, but it does not stop the purchase.
I have several rentals. Can you buy them together?
Yes. Portfolio purchases are straightforward for us and can usually close on a single date, which is simpler than running several separate sales.
