North Pinellas has some of the oldest housing stock on this coast, and a lot of it has been in the same hands for a very long time. Clearwater, Dunedin and Safety Harbor are full of 1950s and 1960s block homes owned by people who bought them decades ago. When those properties change hands it is usually because of an estate, a move into assisted living, or an owner who simply cannot keep up with the maintenance any more.
Insurance is the other pressure here. Between roof age requirements, wind mitigation and flood elevation near the water, plenty of perfectly sound Clearwater homes have become genuinely difficult to list.
