We look at the property, check recent local sales and come back with a real offer, usually within 24 hours.

You pick the closing date
Take the offer or leave it, with no pressure either way. If you move ahead, a local title company handles closing and we fund in cash.
We close in our own name. You will always know exactly who is buying your property and who is signing at the table.
We are licensed, which means you have options.
We are licensed Florida real estate professionals as well as buyers. That matters in two ways. First, we are held to state licensing rules and a professional code, not just a handshake. Second, we can look at your situation honestly and tell you which route actually serves you.
If a cash sale is the right answer, we buy it ourselves and close in our own name. If listing your property on the open market would genuinely net you more, we will say so, and we can handle that side too. Most sellers who call us want speed and certainty. Some are better served by a listing, and you deserve to know which one you are.

Sellers often apologise for the state of a property before we have even seen it. There is no need. The condition it is in today is the condition we are buying it in, and what happens afterwards is our cost and our risk, not yours.
That is also why we can move quickly. We are not waiting on a buyer who needs the house to already look finished.
