What selling as-is actually means

Selling as-is means you are not fixing anything before closing and you are not negotiating repair credits afterwards. The price reflects the condition, and that is the end of it. You do not patch the roof, replace the AC, clear the garage or repaint anything.

The part that surprises most sellers is that as-is does not remove your disclosure obligations in Florida. You still have to tell a buyer about known material defects that are not readily observable. We would rather you told us everything up front anyway, because a surprise found later is what causes a price to move. Tell us the slab is cracked and we price for a cracked slab.

Why a traditional listing punishes a property in rough shape

A buyer using a mortgage brings a lender, and the lender brings an appraiser and an underwriter. If the roof is near the end of its life, the electrical is original, or there is visible water intrusion, the loan often will not fund. In Florida there is a second gate: the buyer has to get insurance, and insurers decline older roofs and open claims routinely.

That is why houses needing work sit on the market, go under contract, and then fall out of contract at inspection or at the insurance stage. Each cycle takes weeks and the listing goes stale. We have bought a number of properties from owners who had already been through that twice.

The condition does not put us off

We buy houses with failed roofs, dated kitchens and baths, outdated electrical panels, plumbing that needs replacing, termite or water damage, mould, fire damage, foundation movement, and properties that have simply been empty for years.

We also buy them full. If the house still has furniture, appliances, paperwork or thirty years of belongings in it, leave all of it. Clearing a property is routine work for us and it is factored into what we pay. You do not need to hire a dumpster or spend a weekend sorting through a garage.

Common questions

Selling as-is, answered.

Do I have to clean the house before you buy it?
No. Leave it exactly as it is, including anything you do not want to take with you. Clearing the property is part of what we do after closing and it is already accounted for in the offer.
Will you lower the price after an inspection?
That is not how we work. We look at the property before we make the offer, so the number already reflects the condition. The only time a price moves is if something significant turns up that nobody knew about, and that is rare when the seller has been straight with us up front.
Do I still have to disclose problems if I sell as-is?
Yes. Florida law requires sellers to disclose known material defects that a buyer could not readily observe, and selling as-is does not remove that. Practically speaking, telling us everything early works in your favour, because it gets priced in rather than becoming a renegotiation later.
What if the house has code violations or an open permit?
We buy those too. Open permits and code enforcement liens are common on older Gulf Coast property and they are a normal part of the title work. We would rather know about them at the start so our title company can plan for them.
